Menomonee Falls, Wisconsin
A residential subdivision in the southwest corner of the Village, and the owners' association that looks after it.
About
Landings at Aero Park Homeowners' Association, Inc. is a Wisconsin nonstock corporation. Every owner of a lot in the subdivision is a member of it, and the association is governed by a board of directors elected by those owners.
Its job is narrow and practical: maintain the land the neighborhood holds in common, enforce the recorded covenants that apply to every lot, and collect the annual assessment that pays for both.
Registered with the Wisconsin Department of Financial Institutions under Wis. Stat. § 710.18 as HOA12114 (external link).
The subdivision sits in the southwest corner of Menomonee Falls, in Waukesha County, near where Lannon Road meets Lisbon Road — in the northwest suburbs of Milwaukee.
Aero Park is next door: 79 acres the Village assembled on a former grass airstrip, which is where the neighborhood's name and the warbird on the entrance sign come from. It opened in 2023 with multi-use trails, and the Village's plan adds courts, open-air shelters and a playground in phases. Wanaki Golf Course borders the park to the west, and Menomonee Park and the Bugline Trail are a few miles north in Lannon.
The park is a Village of Menomonee Falls facility — its hours, amenities and rules are set by the Village, not by the association. Homes here are in the School District of Menomonee Falls.
Common areas
The outlots and the shared land between the homes. Everything inside a lot's boundaries belongs to its owner.
The subdivision's detention basins sit on land held in common. The association keeps the stormwater facilities in good condition and repair, with the work performed or supervised by a qualified professional.
The carved stone at the entrance, its plantings and its lighting are maintained by the association and funded from the annual assessment.
Grounds on the outlots are maintained under contract. Every owner holds an equal undivided share of the outlots and an equal share of their upkeep.
Realtors, title companies and buyers
Everything a closing needs comes from the association's management company, not from this site.
Buyers should read the declaration before closing. It restricts exterior changes, requires written approval before building, and sets deadlines for finishing construction and landscaping.
Contact
This reaches the whole board at once. Tell us who you are and what you need. A reply usually takes a few days — this is a volunteer board, not an office.
Governing documents, meeting dates and minutes, architectural request procedures and assessment details are behind a sign-in for owners of record.
Sign in with the email address the association has on file for your lot. You'll be emailed a one-time code — there's no password to remember. If your address has changed or you've just bought here, email the board and it will be added.
